Simply judging an investment on whether it returned a multiple of 1.5x, or 2.0x, or 3.0x the original investment is missing part of the story if that return took 20 years to come in. The IRR function implies that the project earnings are continuously reinvested at the internal rate of return. But in the real word, the rate at which you borrow money and the rate at which you reinvest the profits are often different.
Investors often make the mistake of focusing too much on IRR and end up taking on too much risk for their return on investment property. Since I’m putting cash into all my company’s deals, I want to see results I can spend. So I’m looking not only at IRR but also at the net (after-fee) equity multiple. To get the NPV for the investment, you need to account for the initial cost of the investment, and you need to account for the final sale of the investment, which we illustrate below. When you get more than one IRR for the same cash flow, choose the one closest to your company’s cost of capital as the “true” IRR. The internal rate of return and the net present value are two closely related concepts, and it’s impossible to fully understand IRR without understanding NPV. The result of IRR is nothing else but the discount rate corresponding to a zero net present value.

The investors’ first step would be finding the market value. That would be the average price of a renovated property similar to the one they’re interested in. That is the cost of buying, renovating, and selling the said property. In other words, the return rate exceeds the cost of capital by far and creates future profit.
The IRR function can be found by clicking on the Formulas Insert icon. The IRR function determines IRR by using a sequence of cash flows, while XIRR is more precise. Tips for Quickly Approximating the IRR

Again, the reason our outstanding initial investment decreases is that we are receiving more cash flow each year than is needed to earn the IRR for that year. Thus the project and the bond would be seen as 2 separate investments, one with an IRR of 0% and the other an IRR of 1% rather than being rolled into one investment.
